Mortgage loan options

VHFA offers multiple mortgage loan options for Vermonters purchasing a home. Choosing which program is the best fit for you depends on what loan features are important to you, and whether or not you meet the eligibility requirements for a program. VHFA does not offer refinance transactions.

Advantage

The Advantage program ensures more Vermonters than ever before are eligible for VHFA mortgage loans.

  • No first-time homebuyer requirement, regardless of the county in which you are buying.  
  • Save up to $825 on the Vermont Property Transfer Tax.
  • Lower monthly mortgage insurance payments.

ASSIST loans may also be available, providing up to $5,000 in down payment and closing cost assistance. ASSIST loans have separate compliance requirements, including being restricted to homebuyers who have never owned a home.  

MOVE MCC

MOVE MCC is VHFA’s only option that allows you to combine a VHFA mortgage loan with a Mortgage Credit Certificate (MCC). This program allows you to save big on your mortgage up front, and then save for years to come by using an MCC to increase your annual tax benefit from the interest paid on your mortgage.

  • Borrowers receive an MCC that creates a unique tax credit each year, potentially saving you thousands of dollars over the life of your loan.
  • Most counties have no first-time homebuyer requirement. If you are buying in Addison, Bennington, Chittenden, Grand Isle, or Windsor Counties, you cannot have owned a home in the past 36 months.
  • Save up to $825 on the Vermont Property Transfer Tax.
  • Lower monthly mortgage insurance payments.
